Must have sufficient experience... if you say you can do the job RIGHT make sure you actually can. 

My website is going to serve the SAME purpose as http://www.allpropertymanagement.com   so observe their features and functionality. I believe they manually update or just use CMS but I need a more automated solution.

I will design the layout and lay out the forms on all the pages. You will make the site functional and create a client back end to keep track of their leads, export leads, create a support ticket, update billing information, etc.

I am looking for the following:

- Front end will feature 50 or so Major US cities and also have state pages... must be SEO friendly to target all possible key phrases.

- An automated sign-up & billing management system/process. We need to have configurable billing options. We will charge a different amount per lead for different types of property management. Some companies may only want to collect leads for certain types of property management (Condo up to 300k, Multi-Family, Commercial, etc) and a single-family or condo lead will only be $24 per lead while a commercial lead will be $32. I'd also like to be able to offer clients a discount to continue with us (for customers who will call to remove their ads / cancel) so I could enter 15 in a discount box and it would add an additional discount to their order. Account is funded in increments of $100, $300, $500, $1000 or custom amount. When the account reaches a low balance threshold it will auto-replenish their account.

- I need to find a way to set my site apart from allpropertymanagement.com and help compete with them in the search engines. I will make sure the backlinks are good and I will get li nks on pr9 and pr10 websites, submit press releases, articles, social bookmarking, directory submissions, EVERYTHING I can do on my end to help rankings but we will still need more content. We can solve this a couple of ways, either add some rss feeds throughout the site or my idea is to let property management companies add available rentals to their property managers page (would be similar to APMs here: http://www.allpropertymanagement.com/business/wilmoth-property-services_bId20194 .html ) These pages will probably beat the actual companies in Google which is good because then we get to charge for the lead! Could show 5-10 available listings but don't want to take focus off the property management lead. Would be best to create a seperate section on a subdomain such as http://rentals.propertymanagementads.com/florida/32805 or something to show/sort the property management listings. Would want to make it an option to collect leads for rental prospects as well for $10/per lead.  If possible some people will want to use a data feed to send their properties to us so this functionality would be ideal to help automate this for our clients.


The reporting is a big feature. They need to be able to generate lead reports, to see how many leads they have received over a configurable range of dates and sorted by type of lead, etc. Want to have a REPORT BAD LEAD feature and will outline the terms of reporting. If a lead is over 3 days old it won't let them dispute.

- site search just like the one on APM.

Anything else you can think of that would set us apart from all propertymanagement.com. This is the site I need to beat.








SUMMARY OF NEEDED ELEMENTS - PLEASE REVIEW BEFORE POSTING AN OFFER!




FRONT END 

- The site will serve the purpose of "Lead Generation" for Property Management companies.

- Owners will come to this site searching for the following key phrases "[city] Property Management", "[state] property management, "[company name], [city] [state]" so there will need to be individual city listings which are all grouped under one state/region and then the actual property managers pages. Will need to re-write the url's so they are SEO friendly, don't want .asp on the end rather http://www.propertymanagementads.com/state/city/listing .

- One major feature I need to have over my competitors site (www.allpropertymanagement.com) is online registration. They require you fill out a form and fax it in because they try to keep their expensive per-lead pricing hidden until they have you hooked. I want to be UP FRONT with my clients and sell them on the useability and QUALITY of the leads.  Will need to get a digital signature during the signup process to help prevent against credit-card chargebacks. Once they join they can edit their account profile details such as, Company Description, Logo, etc. 

- Our target is SINGLE FAMILY HOME and CONDO owners looking for a management company in their area to rent out their properties for them.  When they land on the page they will fill out a lead form (such as this one: http://www.allpropertymanagement.com/business/serra-holdings-property-management _bId18715.html ). When that form is filled out it will automatically debit an admin-configurable per-lead amount from that companies (in this case "Serra Holdings") account balance. 

- The ONLY purpose of the front end is to generate leads for our clients.





PROPERTY MANAGERS CONTROL PANEL

- On home page after login it will load up Recent Lead & Billing summary.

- Second TAB will be "Reports", on this section they will see advanced charts and information breaking down each lead PROPERTY TYPE (many offer commercial management, residential management, etc), an average Cost Per Lead and configurable range of dates so they can view or export any data they need.

- Third Tab would be "Lead Management". On this section they will be able to see all leads, change the range of dates (apply a filter) to only see the data they want, etc.. There will be a "Request Lead Review" link next to ALL leads that are 72 hours or newer. If the lead is older than 72 hours they will not be able to request a lead review. When they click "Request a lead review" ideally it would be nice to have a manager approval of the credit. Basically, this is if a lead is junk they can get their money back but only have 3 days to report it.

- Fourth Tab would be "My Account" which is where they can update their details, logo, billing details, add to their account balance, etc. Instead of billing on a per lead basis we want to bill in increments of $100, $250, $500, etc (admin configurable)



ADMIN CP

- need to be able to change lead-pricing as a whole and apply discounts on a PER clienet basis. Some clients will want to cancel and if we can come back with a 15% off offer they may continue. etc.

- need to be able to go into any clients account, see their leads, billing details, etc. Modify their account details on the fly, etc. we will re-write their descriptions for SEO purposes, etc.

-lead review could be set up like a trouble-ticket system on the admin end but not to the client.. just needs to be a simple form "reason for lead review" and submit. We will then investigate the lead and determine whether or not we should approve the credit.. when they click "request lead review" it would just pop up right there and when they click submit it will close and the lead review link would update to yellow text or somethign saying "REVIEW PENDING"
