We are seeking to implement a local rental property search portal similar to that of the already existing http://www.westsiderentals.com . There are 2 sides of this solution:

1. Tentant/Renter Side - Paid membership
2. Landlord Side - Free membership

If you wish to bid on this project, please study the http://www.westsiderentals.com site thoroughly and submit your estimate of what it will take to, for the most part, do exactly what westsiderentals.com is doing already. Couple of notes:

- We don't need the RoomMates section.
- We don't need the iPhone app at this time. However, the site MUST be scalable to facilitate future modules and applications down the road.
- We are only focusing on our local area right now but might expand in to other markets down the road. Again, the site must be scalable.

Additional items to note while reviewing the WestSideRentals.com site:
- Note the FREE Guest Search and how it only provides a few details on the results given on a search. Note that they don't provide any contact and/or address information and that you have to pay for membership before you get that info. VERY IMPORTANT. The Free Search section is a teaser to get the tenant excited about finding a property they like without having to drive all over town doing so.

- We like how everything is big and vibrant on the main page and throughout the site.

- We pretty much want the same look and feel for the main page.

- We want a small section at the top of the page that shows the following statistics (Maybe framed in a "For Rent" sign): Total Current Listings, New Listings (48 Hrs):, Listings With Photos, Listings Allowing Pets:)
Status updated as new listings are added/deleted.

- We will not be charging the Landlords to become a member. We want to give them a very intuitive interface to use in uploading and managing the properties they have to list.
- We want "Featured Properties" shown on all search results.

Developer Specifics
- Site must be developed in PHP/MYSQL
- Site must be CMS driven. We want to maintain the content ourselves. Note: For any page you develop for the site, we will input content using CMS solution. We just want you to concentrate on the functionality of the site, we will worry about the content.
- Google Analytics - We have code that will need to be placed on all pages of site.
- Paypal Merchant Integration - For processing credit cards. Your signup/membership form will need to integrate with Paypal.
- As mentioned above, the site must be scalable! We have a lot of plans for this site and we don't want to be limited by poor development. I will be checking code for consistency and documentation.

Other specifics of project:
- The winning bidder will be required to provide 2 mockups of the main page that we can assess and provide feedback on. We will provide our logo and additional details of what we'd like to see on the main page once project is awarded.

- You MUST be able to communicate clearly and proficiently via email. This is an absolute requirement.

- We have a username and password setup for the landlord section of westsiderentals.com . We will provide that information to anyone that qualifies in bidding on this project.

- New Membership Emails - We want a templated email to be sent out to both new paying tenant/renter members and to new landlord members.

This is a big project, BUT you have an existing site to use as a basis for this site. We are seeking to provide the same exact functionality as westsiderentals.com and we do look forward to what you can do for us. If this is out of your skillset scope, PLEASE DO NOT BID ON PROJECT!
